When applying for a rental property, you will need to provide proof of identity, such as a passport or driver's licence, along with proof of address, which can include recent utility bills or bank statements. You’ll also need proof of income, typically recent payslips, an employment contract, or tax returns if self-employed. A reference from a previous landlord may be required, if applicable, and under UK law, a Right to Rent check is mandatory to confirm your eligibility to rent in the country.
To report maintenance issues or request repairs during your tenancy, you should contact our management team through the PropertyFile portal, which is our primary way of reporting non-emergencies. The benefit of this system is that it automatically logs all details against the property, tenancy and contact who reported it. It’s important to report any issues as soon as they arise to prevent further damage.
Whether pets are allowed in the rental property can depend on several factors, for example if the development head lease permits or prohibits pets. Some properties allow pets, while others may have restrictions. If pets are permitted, landlords cannot charge additional pet fees. In all cases, a Pet Rider will need to be signed to cover the landlord against potential animal damage.
Under the Tenant Fees Act 2019, most fees related to renting have been banned in England. However, tenants may still need to cover a holding deposit, which is capped at one week’s rent, and a security deposit, capped at five weeks’ rent for properties with an annual rent below £50,000. Tenants are generally responsible for paying utilities such as water, gas, electricity, and council tax. If a tenant loses a key or security fob, there may be a charge for replacement. Other than these, tenants should not expect to pay additional fees for services like referencing, check-ins, or inventories.

In the case of an emergency, such as a serious maintenance issue, you should contact our emergency line immediately at the provided contact number in you tenancy pack. Emergencies like gas leaks, floods, or electrical failures will be treated with urgency. If there is a security concern, such as a break-in, you should contact the emergency services in the first instance. You can also inform us so we can assist with securing the property and addressing any additional concerns.
